Site Criteria for Acquisitions

Location Characteristics

  • On a major commercial arterial
  • Access: preferably near or on a corner of two major arteries with convenient access from both directions of traffic
  • Traffic count: 30,000 cars per day minimum at the curb
  • In or adjacent to new retail developments and at the edge of new growth areas

Preferred Demographics

  • 60,000 people within 3-mile radius
  • 30% renters within 3-mile radius

Existing Building Requirements

  • Existing buildings to include big boxes and warehouses with 60,000 gross square feet or greater for conversion to internalized self-storage, including a 1/2 acre lot for moving vans
  • Frontage: 200’ minimum

Existing Self-Storage Facility Requirements

  • Minimum 50,000 net rentable square feet of self-storage space*

Bare Land Requirements

  • 4+ acres
  • Availability water, sewer and power utilities
  • Topography: relatively flat or gently sloped sites
  • Site dimensions: prefer rectangular with 200' feet street frontage

Zoning

  • Compatible with self-storage and moving van rentals

* We will consider properties with less rentable square footage if there is room for expansion.
